STUDIO RULES & GUIDELINES
 

OCCUPANCY & BOOKING TIME

 

• All rentals include setup, shooting, breakdown, and cleanup time within the reserved booking period.

• Please book enough time to accommodate your entire session, including arrival, setup, shooting, teardown, and departure.

• Overtime is charged in 30-minute increments at 1.5x the hourly rental rate.

• Guests must vacate the studio by the end of their reserved booking time.

• Any shooting, filming, photography, content creation, packing, cleanup, or occupancy beyond the reservation end time may result in overtime charges.

 

FURNITURE & STUDIO SETS

 

Permanent furniture and décor items, including but not limited to the rustic sofa, rug, glass coffee table, wall art, olive tree, and wavy mirror may NOT be moved under any circumstances unless prior written approval is granted before the booking.

 

These items are intentionally arranged for safety, damage prevention, and to avoid disruption between bookings.

 

A $100 fee will be charged if any furniture or décor is moved without authorization.

 

Guests may not stand, sit on armrests, jump, climb, or wear shoes on any furniture.

 

DAMAGE RESPONSIBILITY

 

Guests are responsible for any damage to studio property, furniture, equipment, walls, floors, décor, or fixtures during their booking.

 

All damages, stains, breakage, or missing items will result in repair or replacement charges.

 

PROHIBITED ITEMS & ACTIVITIES

 

The following are strictly prohibited inside the studio:

 

• Smoking, vaping, e-cigarettes, incense, candles, or open flames

• Fire effects, sparklers, fireworks, or pyrotechnics

• Alcohol or illegal drugs

• Weapons of any kind

• Confetti, glitter, fake snow, powder, paint, colored powders, or similar materials

• Body oils, self-tanners, or products that may stain surfaces

• Fog or haze machines without prior approval

 

Failure to comply may result in immediate termination of the booking without refund.

 

FURNITURE CARE

 

• No shoes on furniture

• No standing or climbing on furniture

• No food or beverages on or near furniture

• Any stains, spills, or damage will result in additional cleaning or replacement fees

 

CLEANLINESS

 

Guests must leave the studio in the same condition it was found.

 

Please:

• Dispose of all trash

• Remove all personal belongings and equipment

• Wipe up spills immediately

• Return any approved movable items to their original location

 

Excessive cleaning may result in additional fees.

 

PET POLICY

 

Pets are allowed only with prior approval before booking.

 

Pet owners are fully responsible for any damage, accidents, shedding, or additional cleaning required.

 

SECURITY CAMERAS

 

Security cameras are installed on the premises for guest safety, theft prevention, damage verification, and enforcement of studio policies.

 

Footage is not routinely retained and is only reviewed or shared when required for incident documentation or claims.

 

PARKING NOTICE

 

The studio is located near train tracks. Between approximately 6:00 PM and 8:00 PM daily, passing trains may temporarily block the parking lot entrance and exit.

 

If your booking begins during this time, please plan accordingly and arrive early.

 

RESCHEDULING POLICY

 

Rescheduling requests must be made at least 24 hours before the scheduled booking start time. Rescheduling requests made less than 24 hours before the booking start time are not permitted. Approved rescheduling requests are subject to a rescheduling fee.

 

AGREEMENT

 

Our goal is to maintain a clean, safe, and professional environment for all guests. Failure to follow these rules may result in additional fees, loss of booking privileges, immediate termination of the session, and/or charges for damages and cleaning.
